One of the newest developments to come to the west suburbs is located in the heart of Downers Grove. Acadia on the Green is one of several new condominium projects currently underway around the city. The developer behind the project is New England Builders. The company, formed in 1989, has worked on residential and commercial projects in both the suburbs and around downtown Chicago. Past projects include Depot Square in Glenview, and the Bartlett Town Center. Acadia on the Green promises to revive the downtown area of Downers Grove with 124 units in two four-story buildings on a 2.8-acre lot located at Main Street and Burlington Avenue. Buyers can choose from several one and two-bedroom floor plans at Acadia on the Green. Floor plans start at 774 square feet and range up to 1,917 square feet. Prices start at $173,900 for the smallest units, while the largest sell for $440,900. Residents will love the incredible location of Acadia on the Green. The development is conveniently located right next to the Downers Grove-Main Street Station of the Metra, making the commute to downtown Chicago quick and easy. Residents have several local parks to take the family out on a warm day and enjoy the sun and fresh air. Patriot’s Park is the largest and most popular place for locals to unwind on the weekend. Constitution Park and Randall Park are also located close to Acadia on the Green. The development is close to many restaurants offering options for a quick bite to eat or a romantic dinner. According to the third quarter report from the Chicago Association of Realtors, sales of condominiums in Downers Grove have dropped to levels not seen since 1991. A total of 52 condos were sold in the area during the third quarter, down 37 percent from last year. Developers and condo owners in Downers Grove are facing longer waits when it comes time to sell a condo in the area. If you’re selling your condominium in Downers Grove, it will take you an average of 90 days to find a buyer, a 67 percent increase over last year and the longest turnover time since 1995. With this combination of lower demand and more unsold condos sitting on the market in the area, it’s no surprise that prices have started to come down. The average sales price dropped to just under $180,000 for a condo in Downers Grove during the third quarter, a 4 percent drop from the same period last year. Buyers could continue to see lower prices in the area if demand doesn’t increase in the short term. Negotiate for a price that reflects the current market conditions in Downers Grove.
