River North has undergone a lot of changes in recent years. In the mid to late 90s, several luxury condominium and townhome developments changed the face of this neighborhood by bringing residents and retail to the area. One of the first developments to usher in these changes was Tuxedo Park.

Tuxedo Park offers a total of 56 townhomes on the block surrounded by Orleans, Sedgwick, Superior, and Huron Streets. This development was a project by Bejco Development Company. Floor plans at Tuxedo Park range from 1,700 square feet to as much as 3,500 square feet.

It's difficult to find a townhome for sale in this popular development. The most recent sale listed on the MLS in recent months was for a three-bedroom and 2.5-bath unit that offers more than 3,200 square feet of living space. This townhome, located at 345 W Superior, was listed at $975,000, and sold for $955,000 after just 20 days on the market.

These Chicago luxury townhomes come with a long list of amenities. Each unit comes with a gourmet kitchen with stainless steel appliances, a wet bar, a breakfast room, and granite countertops. Residents also enjoy crown moldings, plenty of closet space, and a large rooftop deck that is the perfect place to unwind after a long day at work.

Each unit also comes with a two-car garage. An extra space can be purchased in the development for another $35,000. The development surrounds its own private park, making these townhomes a great choice for families with small children.

While River North has long been a center for art in Chicago, the neighborhood now offers an active nightlife and plenty of restaurants for every budgets. Nearby hotspots include Club Lago, Green Door Tavern, and Coyote Ugly Saloon. There is also plenty of shopping in the neighborhood, including the Shops at the Mart, located just a few blocks south. River North is still home to some of the best art galleries in the city.

Residents will love the easy connections to downtown Chicago and the rest of the city. The nearest El stop is on the Brown line at Chicago Ave. Much of the downtown Chicago is within walking distance, making it easy to save money and stay in shape on your way to work.

If you're thinking of buying a new condominium in River North, stay on top of the latest news and statistics coming out of the neighborhood. River North is part of the Near North Side statistical area.

According to data from the Chicago Association of Realtors, a total of just 557 condos and lofts were sold on the Near North Side during the first quarter of 2008. It was the third straight year that sales have fallen around the area during the first quarter, after reaching a peak of 1,141 units sold in 2005.

However, despite the drop in demand for condominiums on the Near North Side, the average sales price continues to rise in the area. This may be due more to the increase in the number of new ultra luxurious developments for sale in the area. The average sales price rose by an impressive 24 percent during the first quarter, and could continue to rise as sales of condos in developments such as The Chicago Spire continue at a fast pace.
