The most affordable unit that has been on the market in recent months was a two-bedroom and two-bath loft, priced at just $299,000.

According to the Chicago Association of Realtors, a total of 59 condos and lofts were sold in the neighborhood in 2007, up from 48 units sold in the previous year. This is an all-time sales record for the neighborhood, as the once forgotten area attracts more buyers.

The increase in new developments led to a longer turnover time for units on the market. The average market time for units sold in 2007 rose to 119 days, up from 84 days during the previous year. The increased inventory of unsold units on the market led to stable prices in the neighborhood.

The average sales price held steady during 2007. However, as the Lower West Side increases in popularity, buyers who get in the market now may be entering on the ground floor. The sky is the limit for the Lower West Side.
