The Near West Side has seen a sharp drop in sales, which could lead to better deals on condos and lofts in the area. According to data from the Chicago Association of Realtors, a total of just 229 condos and lofts were sold in the neighborhood during the fourth quarter. This is a drop of 40 percent from the same period in 2006, and the lowest total sales for the quarter since 1998 in the neighborhood.

However, despite the large drop in sales in the area, the average turnover time for units on the market also came down during the fourth quarter. It now takes an average of 116 days to find a buyer in the neighborhood, down from 145 days a year ago.

This could help keep prices stable in the neighborhood despite lower demand. The average sales price during the fourth quarter was up two percent from the same period in 2006.
