One of the newest developments underway in the area is The Element Condominiums, located at 2124 California. The development is a project by the Link Company, a Chicago-based firm.

These are some of the more affordable condos in Chicago buyers can choose from several floor plans at The Element. One, two, and three-bedroom units are still available, with several special preconstruction deals still available for buyers. Prices for one-bedroom condominiums start at $145,500, making this development one of the most affordable options in the neighborhood.

Two-bedroom condominiums start at $175,500, and three-bedroom units range from $399,900. Parking is available for just $14,900.

The developers are currently offering several deals for the first 10 buyers at The Element. Buyers can take advantage of free upgrades, including Silestone countertops, a heated bath floor, and interior design help from professionals. Buyers will also receive a free home theatre, free assessments for six months, and a free parking space. Special financing deals are available as well.

Each unit offers a number of luxury amenities. Kitchens come with an Energy Star appliance package, 40-inch Italian cabinets, and granite countertops. Each unit also offers hardwood floors, an optional fireplace, and a private balcony.

The development also has a rooftop deck, perfect for entertaining friends and getting to know the neighbors. Residents also enjoy extra storage, a bicycle room, and a green roof with a dog run. Indoor heated parking is also available.

The location of The Element Condominiums is another attraction for buyers. The development is steps from the best restaurants, nightlife, and cultural events in Logan Square and Bucktown.

According to data from the Chicago Association of Realtors, a total of 179 condos were sold in the neighborhood during the third quarter. While this is a 10 percent drop in sales from the same period in 2006, it is still well above the number of sales seen prior to 2004.

However, the market may feel some pressure from the rise in the inventory of unsold condos in the area. The average turnover time for condos in Logan Square rose to 111 days during the third quarter, up from 89 days a year ago.

Prices continued to rise during the third quarter. The average sales price during the period posted a 3 percent gain from the same period in 2006. If demand continues to drop, buyers could start to see prices level off, and may even start to find great deals in the short term.
