Following the increasing demand for eco-friendly features, Emerald, a condominium building in the West Loop on Green Street, offers options that will make the environmentally conscious feel right at home.

Emerald, scheduled for delivery in early 2008, has 212 units spread across two buildings. The development has six floor plans available. One bedroom units start in the mid $200,000s and two bedroom residences range from the high $300,000s to the mid $400,000s. The one bedroom, one bath units range from 765 to 900 square feet and the two bedroom, two bath units range from 1250 to 1297 square feet. Deeded indoor parking spaces are also available for $30,000 each.

Skyline views grace each of the units. In the spirit of saving energy, highly efficient floor-to-ceiling windows grace the living room and frame the city view. A large balcony is present in every unit. Units 03 and 06 on each floor also offer a second balcony off of the kitchen, which the developers describe as a “bistro balcony.” In accordance with Emerald’s eco-friendly mission, bamboo flooring is offered which is harder and more resilient than hardwood. Stainless steel appliances and Grohe faucets are standard, and natural stone tile is offered in the Master Bathroom. The bathrooms also have separate tubs and showers with an LCD television installed in the room. Additional Chicago condo upgrades are possible, and the owner can choose Montelco lacquered cabinets for the kitchen, a custom backsplash, slate floors, and a spa showerhead. For those for whom quality wiring is key, Cat 5 wiring is found in the units as well as an “economical” HVAC unit. Each condo also comes with a pre-wired security system. The development will use environmentally-friendly materials in the units and the common spaces, including low-VOC paint and fabric made from recycled fiber.

Two of the main features of the development are a two story atrium and an 8000 square foot lobby, conceptualized as “an extension of the owners’ homes.” The lobby is designed by John Robert Wiltgen Design, and it takes its inspiration from earth colors. Within the lobby is a private bar named Club Emerald. The Green Room, also off the lobby, is a common living room with custom furniture and a flat screen TV with surround sound. The Boardroom is able to be used as a meeting room, and showcases high speed internet and a fireplace. A 1500 square foot fitness center was outfitted by an Olympic athlete, according to Emerald’s promotional materials, negating the need to join a neighborhood gym.

Retail space is located on the ground floor. One of these spaces is occupied by a Starbucks, which means that one doesn’t need to scrounge for coffee in the morning or as one works late into the night! An essential point in ecological friendliness is the proximity to mass transit and neighborhood features. Located just off Halsted’s “Restaurant Row,” owners can walk to neighborhood hot spots such as Avec, Blackbird, Red Light, and Greektown. The Loop is also within walking distance, and it is only a few blocks to a Green Line El stop. A Dominick’s, dry cleaners, and a bank are also located in the neighborhood. As a result of recent construction, the West Loop has transformed from warehouses into condominium buildings targeting a younger, active clientele. The West Loop is therefore developing a cohesive community that promises to last many years.

Emerald is a collaboration between Harlem Irving Companies, New Frontier Companies, and Senco Properties. Harlem Irving has been developing properties since 1954. New Frontier has been managing projects and developing real estate for the past 30 years. Senco, established in 1996, specializes in a range of projects, including residential and commercial projects.

Currently, incentives to buy units in Emerald include pre-construction prices and $1000 off closing costs. If a buyer refers another individual who buys a unit at Emerald, he or she will receive $5000 in unit upgrades. The development is currently 70% sold and the ground has been broken. Only 5% down is required, making the development accessible for first time buyers. As an added eco-friendly touch, the marketing materials used at the sales center are made from recycled material, were manufactured using windpower, and are printed with soy ink.
