Madison 901 condos are now over 60% sold. 901 West Madison is a ten story building designed in a glassy, modern style. This mixed-use building consists of 170 dwelling units, a parking garage, and first floor retail stores. The glass skin is inset at the corners, appearing to slide out from behind an eight story masonry base. The balconies are partially recessed and projecting bays are provided to enliven the façade of the complex. The “U” shaped configuration provides a strong urban edge on a landscaped third floor deck. Those two companies are not new to the business as they have already completed a 90-unit condo building at 1001 W. Madison last year, and are working on a 110-unit condo building under construction at 909 W. Washington Street. Madison 901 condos will range from 900 to 1,500 square feet with estimated prices from $200,000 to $400,000. The building has a hotel-style lobby with a fireplace, lounge seating, and courtesy doorman. At the 10th floor you will find a recreation complex and open air terrace with deluxe gas grills and a picnic area, separate sun decks with lounge furniture, a Sky Club party room with a wet bar, billiard tables, a large-screen TV, and a complete fitness center with exercise equipment and a multi-purpose room for yoga and Pilates classes. Each condo unit has state-of-the-art wiring for telephone, high-speed Internet, and satellite TV, with access in the kitchen, living room and all bedrooms. Individually controlled high-efficiency gas furnaces (with humidifiers) and central air conditioners help you maintain the ideal room temperature. Your parking problems will be over as there is a secure heated indoor parking garage with private spaces and storage available. The ground floor will eventually contain over 15,000 square feet of retail space, ensuring a variety of services such as banks, restaurants, convenience stores, coffee shops and video stores are close at hand. There will be 25 parking spots dedicated to retail users at ground level and the developers have already been approached by several retailers who are interested in leasing space in the new building. The building is designed by Chicago-based architect Hirsch Associates. The project is being built as a planned development, subjecting the developer to city overview of design elements such as building height. The Chicago Plan Commission approved the development of the site on January 22. The developer will close on its purchase of a 75,000-square-foot site by the end of 2006. The site, which includes a building at 38 S. Peoria St. and a 35,000-square-foot parking lot at 901 W. Madison, is owned by Christian Communications of Chicagoland, according to the planned development application file with the Department of Planning and Development.
