Ten East Delaware is a new construction Gold Coast luxury Chicago real estate development. The 35 story tower has 121 condos and is currently over 80% sold. The Prime Group is the developer of Ten East Delaware and Lucien Lagrange is the architect who designed the tower. Sales of luxury Chicago condos have slowed, but haven't suffered as big a decline as sales in other price tiers. Prices at Ten East Delaware average about $685 per square foot. An indoor heated parking space will cost another $65,000.
The biggest dollar sale in 2010 at this Gold Coast high-rise was a $2.319 million deal where two condos were purchased by one couple and combined to create a 3,565 square foot residence.
The condos at Ten East Delaware come with one to three bedrooms. There are 13 different floor plans that range in size from 2,045 to 3,095 square feet. The kitchen finishes are high-end with Poggenpohl cabinets, Wolf and Sub-Zero appliances and granite counter tops. Baths come with a Kohler soaker tub, marble and ceramic tile. Every condo has hardwood flooring, oversized windows, a private balcony with wrought iron railing and walk-in closets.
The Ten Club provides residents with a swimming pool, ellipticals, treadmills, stationary bikes and weight machines. There is also a sun deck and landscaped garden. The Club Room has a dining room, wet bat, catering kitchen, tables and seating plus an audio and video system.
One big perk of living at Ten East Delaware is that you can opt for hotel services from the nearby Talbott Hotel. Everything from housekeeping, room service and catering is offered. This is a plus for residents because having these services only on a pay-as-you-use them system keeps assessments much lower than they would be if the tower offered the services instead.
