Franczak & Associates, a Chicago-based developer, is the company behind the Waterford Condominiums. The development offers a total of 118 units being developed in three phases. Phase I is almost sold out and Phase II is over half-sold. Sales of Phase III recently began at The Waterford. Buyers can choose from one-, two-, and three-bedroom condominiums at The Waterford. There are currently three units still available in the first building. A two-bedroom and two bath plus den offers 1,545 square feet of living space. Another two-bedroom with a roof top deck offers 1,577 square feet of total living space, and the largest two-bedroom has 1,731 square feet. Available units in the second building all offer two bedrooms in floor plans ranging from 1,405 square feet to 1,864 square feet. Prices for these units range from $312,400 to $379,900. The third building still has several two- and three-bedroom floor plans available. Prices for condos in Phase III start from $269,900. Standard amenities include a stainless steel appliance package, Corian countertops, and custom cabinets. Several units offer rooftop terraces, spa showers, and high ceilings. In-unit laundry is included standard with each condominium. Residents also can enjoy the community room and indoor heated parking at The Waterford. Residents of The Waterford Condominiums will enjoy excellent amenities within blocks of home. The neighborhood offers excellent dining options at places like Olivetti’s Italian Ristorante, Maria’s Mexican Restaurant, and Leona’s. A grocery store and fitness center are also located close to The Waterford. Commuters are just two blocks from the nearest Metra station, located just two blocks away. The Metra connects Des Plaines with the downtown Chicago business district in just a few minutes. According to the most recent report from the Chicago Association of Realtors, the number of condos sold in the neighborhood dropped by 25 percent to 129, the lowest total sales seen in the neighborhood in the last 15 years. Meanwhile, if you are selling your condo in Des Plaines, it may take you a lot longer than expected. The average turnover rate for the area is at an all time high. It now takes an average of 123 days to find a buyer in the neighborhood. The average sales price posted it’s first drop since 1995, and now stands at just over $190,000 for a condominium in Des Plaines. Buyers should beware of getting in the market at the peak. Negotiate for a price that reflects the current market conditions in the neighborhood.
