McKinley Park hasn't ever been on the radar of buyers looking for new construction condos in Chicago. However, in 2007 the neighborhood emerged as one of the best choices for buyers looking to enjoy an affordable condominium within easy reach of downtown Chicago.

One of the newest developments underway in McKinley Park is McKinley Gardens. This development is located at the corner of Western and Bross, just south of the Stevenson Expressway. The development offers a total of 69 units.

McKinley Gardens is currently 95 percent sold out on the Phase 1 townhomes, and sales of Phase II have just begun. These townhomes offer huge floor plans. The smallest unit is a three-bedroom and two-bath townhome with a total of 1,800 square feet of living space. This unit is priced at $279,000. Larger units are also available, with the largest townhome offering 2,300 square feet and a four-bedroom and 2.5-bath layout.

Each townhome offers a long list of amenities. The gourmet kitchen comes with a stainless steel appliance package, granite countertops, designer 42-inch maple cabinets, and Grohe faucets. Residents also enjoy a master bathroom with maple cabinets, marble vanities, and ceramic tile floors. Each unit comes standard with hardwood floors on the second floor and carpeting on the first and third floors. Buyers can choose from a 1.5-car or 2-car garage. Each unit also offers a private yard, concrete patios, and a private balcony off of the kitchen.

The private neighborhood also offers a number of luxury amenities, including a 6,300 square foot park with landscaped gardens, a dog walking area, and plenty of landscaped areas to enjoy a peaceful walk at the end of a long day.

The neighborhood also offers a number of excellent features. There are many activities for the entire family at nearby McKinley Park, a 69-acre oasis that offers an ice skating rink, tennis courts, community pool, and a lake. Residents are within three blocks of major retailers that include Jewel and Target. The neighborhood also offers plenty of restaurants for every budget.

Public transportation in the neighborhood is excellent as well, with the closest El train stop at 35th and Archer, just a few blocks to the south. The Loop is just 15 minutes from home. Residents are also just 10 minutes from Midway Airport. To get to other areas of Chicago, simply get on the Stevenson Expressway, just a minute from home.

The real estate market in McKinley Park exploded in 2007. This area was one of the only neighborhoods in Chicago to see a huge increase in sales during the year. According to data from the Chicago Association of Realtors, a total of 51 condominiums and townhomes were sold in the area in 2007. This may not be the largest market for condominiums in Chicago. However, when compared to previous sales in McKinley Park, the result is phenomenal. The highest annual total sales seen before 2007 was just 8 units during 2006.

Buyers are also enjoying incredible deals on condominiums around the neighborhood. The average sales price fell by 47 percent and now sits just below $150,000, making this area an excellent choice for first time buyers.
