With home prices soaring in the City of Chicago, the Library Tower in the Printer’s Row neighborhood is a welcome change for both first time buyers and those who want to live and play in the city. According to Lennar's website, while prices range from $224,000 to $727,900 – almost 20% less than similar developments – no luxury is sacrificed. This new loft-style condo development by Lennar Corporation offers one, two, and three bedroom floor plans. The floor plans’ square footage varies from 870 square feet to 2,085 square feet, and they include one to 2.5 bathrooms. Penthouses up to 4,000 square feet are also available.

Library Tower is located at 524 S. State Street, between Congress Parkway and Harrison Street. The seventeen story building houses 184 condos. Each unit includes many high-end fixtures, including granite countertops, General Electric stainless steel appliances, dual sinks, ceramic tile in the bathrooms, separated tubs and showers, closet space, and hardwood floors. Gas fireplaces and ten foot ceilings create a sense of coziness while feelings of spaciousness are maintained. Kitchens are open and designed with the home cook in mind, including a preparation island and pass-through. Large balconies meet Chicagoans’ demand for outdoor space, and offer the opportunity to create a beautiful city garden or an outside dining area.

Corner three-bedroom homes face northeast and southeast. In an effort to maximize views and increase light, the plans include windows in the kitchen, living spaces, and all bedrooms. Additionally, these large, 1800 square foot corner homes are split-level, which allows for privacy for families or those with guests. One of the bedrooms has private access to a full bath. The floor plans accommodate a side-by-side washer and dryer rather than a stackable set.

The Library Tower community amenities include a common roof deck with four gas grills and a kitchenette, a fitness center, dry cleaning, business and meeting space, a 24 hour doorman, and security. Indoor parking is also available for the seven-story structure for an additional $40,000. 7,000 square foot of retail space will be available on the side of the development that faces Congress.

The neighborhood, Printer’s Row in the South Loop offers independent bookstores, eateries, vintage building facades, and a charming blend of the early 20th and 21st centuries. The development is within walking distance to Loop offices and the Brown, Purple, and Red line El trains for commuters. Interstates 280, 90/94, and 55 are also nearby. Neighborhood attractions like the Theater district, Michigan Avenue, Millennium Park, Grant Park festivals, and the Harold Washington Library are also readily accessible, as are local colleges and universities such as DePaul’s Loop campus. Bears fans will have a jump on game-day traffic due to the development’s proximity to Soldier Field. Parents and museum enthusiasts have easier access to the Planetarium, the Field Museum, and the Aquarium. Local schools include Phillips Academy High School and South Loop Elementary School (K-8). Lennar is also offering $10,000 off the base price of condos if the buyer chooses to use Lennar’s preferred mortgage lender. This is the sixth city project for the developer. The company, previously doing business under the name Concord Homes, was recently profiled in the Top 50 builders of 2006 by the Sun-Times on March 23, 2007. The company has also built in the suburbs of Chicago for several years and has approximately 30 developments in the Chicago area. However, this is the first South Loop community for Lennar.

Construction of Library Tower is presently underway. It is anticipated that move-ins will be completed in Summer, 2008, according to the company’s promotional literature.
