Landmark Courts is one of the newest developments underway in North Kenwood. The development is led by Mark Boldun and Art Gurevic, two Chicago-based developers with long experience in the local real estate market. Landmark Courts is located at 4501 S. Cottage Grove Avenue.

Upon completion, the development will offer 80 condominiums in 5 stories. The first and second floors will have over 25,000 square feet of retail space, offering added convenience to residents of North Kenwood.

Buyers have several floor plans to choose from at Landmark Courts. Condominiums range from two to three bedrooms. Two bedroom condominiums offer from 1,200 to 1,800 square feet of total living space. Prices for these units start at $275,000.

Three bedroom condominiums offer floor plans ranging from 1,500 square feet to 1,800 square feet. Prices for these units start at $334,000.

Retail space is also for rent, with two units available. One 12,000 square-foot unit and one 13,000 square-foot unit are available at Landmark Courts. Prices start at $230 per square foot.

According to the Chicago Association of Realtors, the Kenwood neighborhood has seen a slight drop in condo sales. A total of 52 condos were sold during the third quarter, a 21 percent decline from last year and the second straight year that sales in the area have dropped.

There is also a lot of unsold condos sitting on the market in the area, meaning that buyers will be able to have their pick of several excellent units.

With more unsold inventory on the market and fewer buyers looking for a condo in Kenwood, it’s no surprise that prices have begun to drop in the area. The average sales price for a condo in Kenwood now stands at just over $270,000, a 7 percent drop from last year.

Buyers should start to find some excellent deals for quality condominiums in the area. Negotiate for the right price that reflects current market conditions.
