The base price for this two-bedroom unit is $490,900. The largest floor plan is a 2,904 square-foot townhome with four bedrooms. Prices for this unit start at $629,900.

Phase I of Cornelia Court is 100 percent sold. Phase II still has several units available, and is ready for immediate delivery. The developers are currently offering $10,000 towards upgrades or closing costs.

Residents of Cornelia Court will enjoy a number of luxury amenities. Kitchens come packed with a brand name appliance package, 42-inch Canac cabinets, and granite countertops. The master bath comes with marble or limestone floors, shower tiles, and vanities.

Each unit also offers oak hardwood flooring in the main living areas, plush carpeting in the bedrooms, a gas fireplace, and hardwood staircases. Residents also enjoy an attached two-car garage. Upgrades include an enhanced appliance package, whirlpool tub, and crown molding.

The average turnover time for condos and townhomes in the area rose to 120 days during 2007. This is an increase of just over 10 percent in a year, and could put pressure on prices in North Center.

Prices continued to rise in the neighborhood, but at a slower rate. The average sales price for units sold during 2007 rose by 2 percent from the previous year. The neighborhood's popularity and the high-quality developments coming to the area should keep prices strong despite a downturn in sales around Chicago.
