It was built by The Miller/Hull Partnership. In fact, this condominium complex is Miller/Hull's first building in Chicago and the only one to utilize a steel-frame structure. The design is characterized by commercial glazing systems and metal-slat screens to enhance the industrial character of a design that the architects (from Associated Architect Studio Dwell) define as an "irreducible living machine." The gross square footage is 26,000 square feet. Materials used are structure steel frame and CMU. Amenities include private decks and media rooms. A lobby and tenant parking occupy the ground floor with eight levels of housing above. Floors two through four are configured with three-bedroom units on the south and one-bedroom flats to the north. The fifth through ninth floors are single residences. All units have outdoor decks designed to function as surrogate living rooms. The ninth floor residence has an adjoining private roof deck connected by an internal stair. Expressed structure, metal slat screen walls, commercial storefront windows and an open plan characterizes the experience of the building. The structural frame becomes a visible system that lends scale and identity to the building. The project aesthetic is firmly embedded in Chicago's steel-and-glass Illinois Institute of Technology. The building is indeed organized like an irreducible living machine: stripped bare, rational and waiting for a layer of domestication. This nine-story condominium project is located on a small lot in the revitalized River North district of Chicago. This neighborhood has a fascinating mix of authentic industrial grittiness and an historic urban feel that, along with the amenity of the South Platte River and a location remarkably close to Downtown, has made it one of the city's hottest emerging neighborhoods. River North has the highest concentration of restaurants and entertainment venues in the city. It is home to the largest number of art galleries outside of Manhattan and is the fastest growing residential neighborhood in Chicago.
