River North CondosRiver North is an eclectic neighborhood of Chicago that is bordered by the Chicago River on the south and west, Michigan Avenue on the east and Chicago Avenue on the north. Originally the area was full of warehouses and industrial buildings that were later converted to loft spaces by artists looking for studio room to work. That was the start of the trendy neighborhood, and today River North has a huge collection of art galleries, diverse shops and boutiques as well as antique stores and restaurants. You can find everything from contemporary art to antique furniture and art supplies as well. The Merchandise Mart and Apparel Center has a large selection of men's and women's clothing along with home furnishings. Restaurants, with every type of food from traditional American to Spanish or Mediterranean with everything in between can be found in River North. There is also a Hard Rock Cafe, House of Blues, Excalibur and other many other clubs. The condos and lofts in River North are just as diverse as the culture and shops. New construction high-rise buildings to traditional warehouse conversion lofts are there. The area has become popular because of it's retail and entertainment aspect plus the fact that it is just north of the Loop, making for a short commute for young professionals who live there. Trump Tower Chicago on North Wabash Avenue is one of the newest luxury high-rises in River North. The 92 story tower has 472 condos and 286 hotel units. Amenities are top notch, with valet, concierge, doorman, maid service and a health club and spa. The 16 Restaurant and Rebar lounge have been a hit with diners, and when completed the riverfront park and walk should be a hit as well. Deliveries have been ongoing since last year, although the development has been stymied by a flood of investor sales and the brief litigation between Trump and his lender over a loan payback date. Resale units can be had for much less than the developer's pricing from $580,000 and up. Marina City on 300 North State Street is one of River North's iconic developments. The two 60 story towers hold a total of 896 units. The are often called the "corncob" towers. The condos have great river and city views and there are plenty of building amenities. A bowling alley, marina, fitness center, pools, skating rink, laundry on each floor, theater, auditorium, restaurants and sculpture garden. For the nostalgic, the old Montgomery Ward catalog company building on 500 West Superior is now The Montgomery, a conversion that created 243 condos. Silver Tower on 303 West Ohio Street just welcomed it's first residents in July '09. The 40 story high-rise from Stonegate Development has 225 one to three bedroom condos that range in price from the mid $200,000s to high $800,000s. Pets are welcome, the units have lake and city views, there is a Sky Lobby with fitness center plus landscaped garden and 24 hour doorman. The Residences at Grand Plaza on 545 North Dearborn is a conversion project that just recently lowered its prices. The 283 two to three bedroom units are priced anywhere from the $250,000s to over $1 million. This is a full amenity building. 757 Orleans is a new construction high-rise from The Gammonley Group. The 22 story tower has 198 studio to two bedroom units that are priced from the $240,000s. Pets are welcome and there is a lease-to-own program at the tower where buyers can get up to 40% of their rent applied to a purchase if they buy within one year of leasing. 30 West Erie has only two units per floor with a total of 20 in all. They all have three bedrooms, two baths and two balconies. The building has garage parking and a fitness center. Prices run from the $1.5 million range. Superior 110 on West Superior is a JFJ Development new construction tower. It stands 27 stories and contains 62 one to three bedroom units with city views. Pets are welcome and prices start in the $500,000s. Superior at LaSalle is another JFJ building on 150 West Superior. This tower has 55 one to three bedroom units that run from the high $300,000s and up. Ontario Place on East Ontario is from American Invsco and has 467 studio to two bedroom condos with downtown views. The 51 story tower is pet friendly and prices begin in the mid $200,000s. 200 North Dearborn is another American Invsco conversion project. The studio to two bedroom condos allow pets, have lake and downtown views and are priced from $200,000 and up. Kingsbury Plaza on 520 North Kingsbury is a new 46 story apartment tower with 420 studio to two bedroom units. The pet friendly apartments have city and river views and rent from $1,300 and up. The Parc Huron was planned as a for-sale condo tower, but has since been switched to rental. The 21 story building is under construction and the 221 one to three bedroom apartments will be ready sometime in 2010. The Residences at Left Bank on 300 North Canal is a 37 story tower with 451 units. The studio to three bedroom residences have lake and downtown views, allow pets and rent from $1,000 to $3,800 per month. The Larrabee is a new construction tower from SMB Development. With 72 one to three bedroom units, prices start around the $350,000s. Pets are welcome and the units have city views. Riverbank Lofts on 550 North Kingsbury has 132 one to two bedroom lofts priced from the $200,000s and up. The lofts have river and city views and the building allows cats and dogs. Domain Lofts on 900 North Kingsbury is a Centrum Property building. It contains 75 lofts in 11 floors. The one to four bedroom condo lofts welcome pets, have city views and start in the $300,000s.
