The Chicago Association of Realtor report on Old Town includes the greater Near North Side neighborhood. According to the most recent quarterly report, condo sales are down in the area.

Buyers who are currently looking for a new Chicago condo should keep in mind these numbers when it comes time to negotiate.

According to the report, sales of condos were down on the Near North Side by almost 5 percent during the second quarter of 2007.

Also, sellers are waiting longer to find a buyer for their property in the neighborhood. If you own a condominium on the Near North Side, it will now take you an average of 124 days to find a buyer.

This is 24 percent higher than the city-wide average.

However, lower demand and increasing turnover times have not dampened prices in the neighborhood. The average sales price for a condominium on the Near North Side was up over $5,000 to $513,203 during the second quarter.

Buyers should keep in mind the shifting supply and demand dynamics in the neighborhood before making an offer on a condominium.

As more condos sit on the market longer, many sellers should be forced to drop prices in the short term around the Near North Side.
