MLS Now 5430 SheridanMore infoEdgewater continues to attract residents looking for an affordable condominium in one of the best neighborhoods in the city. Edgewater offers an excellent lifestyle, with beaches, parks, shopping, and excellent connections with downtown Chicago. One of the newest developments in residential real estate to come to the neighborhood is 5430 Sheridan, located right in front of Edgewater Beach. This development is a project by the Bluewater Companies, which is also developing the highly anticipated Bluewater 5440 nearby. Bluewater Companies is a joint venture of two Chicago-based developers, Mathews Development and KIII. 5430 Sheridan is a mid-rise development offering a total of 48 luxury condominiums. As of late January 2008, the developers had already sold nearly 75 percent of the units. However, there are still several two and three-bedroom condominiums remaining on the market. Prices for a two-bedroom condominium start at $320,000. The largest three-bedroom condominium is priced at $430,000. Residents of 5430 Sheridan will enjoy a number of luxurious amenities. The modern layout of each unit includes 10-foot ceilings and extra large windows that let in plenty of natural light. The gourmet kitchen comes with a breakfast bar peninsula, granite countertops, and a stainless steel appliance package. The master bathroom offers Italian cabinets, stone flooring, granite countertops, and Kohler fixtures. Each unit also comes with hardwood floors throughout the main living areas and wall-to-wall carpeting in the bedrooms. The master bedroom has a large walk-in closet. The building comes with a number of incredible amenities, including a green roof with a walkway, dog run, and terrace. Residents also enjoy wide balconies, heated indoor parking, bicycle storage, and secure intercom entry. The neighborhood is another draw for buyers considering a condominium at 5430 Sheridan. Edgewater offers an incredible quality of life. Edgewater Beach and the park are both right in front of the development, allowing residents to enjoy a brisk jog in the winter or lay out in the sun during the summer. The neighborhood bounded by Bryn Mawr, Hollywood, and Broadway is home to the best cuisine in Edgewater. The area also has many shops and a few places to go out for a drink at night. Commuters will love the easy connections to downtown Chicago via a CTA express bus and the El. There are two stations located within three blocks of home. The real estate market in Edgewater has experienced a drop in sales in the last two years. However, sales are still well above levels seen prior to 2002. According to the Chicago Association of Realtors, a total of 902 condos were sold in the neighborhood during 2007, down from 980 units sold during the previous year. Also, a number of new developments coming on the market has led to an increase in the average turnover time in the neighborhood. It took an average of 122 days to find a buyer during 2007, up from 111 days during the previous year. Prices continued to creep up in the neighborhood, but at a much slower rate than in previous years. The average sales price was up one percent in 2007, crossing the $250,000 mark. However, the neighborhood continues to be one of the most affordable on Chicago's north side. I'M INTERESTEDTo:
