West Town continues to grow with a number of new condominiums that offer an affordable option for buyers looking to live close to downtown Chicago. The neighborhood offers plenty of amenities and is well connected to the rest of the city via public transportation.

One development that offers a number of luxury townhomes is located at 1069 W Chestnut Street, in the Wicker Park section of West Town. This development is an excellent choice for those looking to enjoy a lot of extra living space while living within minutes of downtown Chicago.

There are currently no units listed on the market at 1069 W Chestnut Street. However, recent sales data from the MLS show that prices for these units range in the high $600s. Rentals are also occasionally available, and are priced around $4,000 per month.

One recent sale at 1069 W Chestnut was recorded for $677,500. This townhome has a total of three bedrooms and 2.5 baths, and offers a total of 2,763 square feet of living space. Monthly assessments are just $218, a very affordable price for a unit of this size.

Each townhome at this development offers a three-floor layout, with hardwood floors throughout the main living areas and carpeted bedrooms. Each unit also comes with a huge living and dining room, a den, and laundry room. The gourmet kitchen offers a 11-foot granite island, oak hardwood floors, 42-inch cabinets, and stainless steel appliances.

These townhomes also come with a huge 2.5-car garage, fireplace with granite surround, prewiring for sound, custom lighting, and plenty of private outdoor space. The development also includes a security system, pantry, extra storage space, and a huge deck.

West Town is home to many popular restaurants, bars, and convenient public transportation. The center for dining in the neighborhood is at the intersection of Chicago Avenue, Milwaukee Ave, and North Ogden Ave, just two blocks from 1069 W. Chestnut.

Residents can enjoy a night out on the town at several bars along Chicago Ave, west of the Kennedy Expressway, as well as several found south of the development around North Ogden and Grand Avenues.

For those who commute to downtown Chicago every day, the Blue line of the El serves the neighborhood. The nearest station is just a short walk south on Chicago Avenue. The Kennedy Expressway is easily accessed from the neighborhood, connecting you to the rest of Chicago in minutes.

The real estate market in West Town has enjoyed strong sales in recent years. However, the area has seen a drop off in demand along with the rest of Chicago in the past few months.

According to data from the Chicago Association of Realtors, a total of just 207 units were sold in the neighborhood during the first quarter, down from 299 units sold during the same period in 2007. It is the poorest showing for the first quarter since 2001.

However, prices continued to increase during the first quarter as the inventory of condos on the market dropped. The average turnover time during the first quarter posted a slight decrease from the same period last year, and helped prices remain in positive territory. The average sales price jumped by 13 percent, and could continue to rise if demand remains steady in the neighborhood.
