Buyers on the market for a luxury condominium in Chicago are flocking to Lakeview. The neighborhood has seen a lot of changes in recent years, as young professionals and students choose the area for its excellent nightlife, dining, and easy connections to downtown Chicago.

However, recent sales give us an idea of prices for these luxury condominiums. One unit was sold in August 2007 for $416,000. Another unit that was sold in recent years was priced at $330,000 in May 2005. The average monthly assessment for units in this building is in the mid $300 range.

The development has a number of luxury amenities, including assigned parking in the adjacent lot, a bicycle room, and extra storage. Central air conditioning is also available. Residents have access to a laundry room, and you'll be able to bring your cat or dog to this pet-friendly development.

The location of this condominium building is one of the most attractive features for buyers. Lakeview offers a number of new restaurants, bars, shopping, and outdoor activities.

Residents are steps from several restaurants along Sheridan Road as well as two blocks north on West Irving Park Road. Popular restaurants include Katachi, Rick's Café, Caminos de Michuacan, and Ottavio Restaurant. Several cafes are also found in the neighborhood, where you can get to know your neighbors or relax and read the paper. Try out Emerald City Coffee on Sheridan Road.

Popular nightspots in the neighborhood include Nick's Uptown, located a few blocks north on Sheridan Road. Several bars are located on North Clark Street between Waveland and Grace, including the Casey Moran's and Yak-zies Bar and Grill.

Public transportation is readily available throughout the neighborhood. The Sheridan stop of the El is located just one block from 1014 West Byron, making it easy to get to the downtown Chicago business district in just a few minutes. Several CTA buses connect Lakeview to many other neighborhoods and downtown Chicago.

If you're in the market for a condominium in Lakeview, keep up with the latest news and developments coming out of the real estate market in the area.

According to data from the Chicago Association of Realtors, a total of 318 condos and lofts were sold in the neighborhood during the first quarter, down from 409 units sold during the same period in 2007. This was the poorest showing for the market during the first quarter since 2000.

However, despite the drop in sales in the area, prices were up during the first quarter. The average sales price rose by 12 percent from the same period in 2007, and could continue to rise as the inventory of new condos and lofts remains steady in the neighborhood.

The average turnover time for condos sold during the first quarter rose by 19 days from the first quarter 2007, and now stands at 138 days. This is a relatively small increase considering the large drop in demand for units in the neighborhood.
