The area around the University of Illinois at Chicago is undergoing major changes as several new condominium and loft developments come to the area. One of the biggest projects to come to the area is a loft building located at 811 S. Lytle and townhomes on the corner of Racine and Lexington.

According to the Chicago Association of Realtors, sales of condos and lofts on the Near West Side have returned to levels not seen since 2002. A total of 383 condos were sold in the neighborhood during the third quarter, a 31 percent decline from the same period last year. This is one of the largest declines of any major market in Chicago, and could mean lower prices over the next few months.

Rising inventory levels are also putting more pressure on the market. It currently takes condo owners and developers an average of 149 days to find a buyer.

While the average sales price was up 11 percent during the third quarter, this may not last long if demand doesn’t rebound in the area. Look for great deals on luxury condos and lofts on the Near West Side.
