According to the Chicago Association of Realtors, sales of condos and lofts in Logan Square have dropped for a second consecutive year, but remain far above levels seen before 2004. A total of 179 condominiums and lofts were sold during the third quarter, a 20 percent drop from last year.

The inventory of unsold units on the market is slowly increasing. According to the C.A.R. report, the turnover time for condos and lofts on the market increased to 111 days during the third quarter, a sign that demand is not high enough to absorb new units coming on the market. This is a 25 percent jump from last year.

Higher inventory numbers weren’t enough to cause prices to fall in Logan Square. The average sales price during the third quarter was up to $334,917, a three percent gain from the same period last year.

Buyers may not see lower prices unless demand drops to new lows in the area. The market continues to hold its own in Logan Square despite a general slowdown in the Chicago region.
