September 8, 2008 – If you have an interest in one of the penthouse units in the upcoming Bluewater 5440, you’ll have a few more suites from which to choose. Last month the Chicago Plan Commission gave approval for the project, including an increase of seven penthouse units. The original plans submitted and approved for the tower were 179 units in 14 stories, and Chicago real estate developer Bluewater Companies had been waiting for an okay on the size increase to 15 stories and 187 units. Now that they have it, a marketing campaign is planned for later this fall, according a press release in the Tribune.

Bluewater 5440 will go up on 5440 North Sheridan Road in Edgewater. It was designed by Booth Hansen Architecture and should have some excellent lakefront views. The scope of floor plans run from studio units to three bedroom Chicago condos with optional dens plus a selection of townhomes and beach homes, which are which are actually lower level duplexes that are a bit removed from the shoreline. Sizes range from a 500 some square foot one bedroom and bath unit to a nearly 3,000 square foot townhome. The beach homes run around 900 square feet, and either inset balconies or terraces come with the homes.

Prices are pretty competitive, too. The studios start at around $160,000. The one bedroom condos run from the low $200,000s to mid $300,000s. A two bedroom layout runs from the low $400,000s to $500,000s. And the three bedroom penthouse units can cost $1.2 million. Parking is an additional $32,500 and the more than 320 spaces will be shared with residents of a nearby building. Standard building amenities such as a 24 hour doorman, sun deck on the roof and fitness center will be on tap for residents.

If the marketing push is successful, ground could be broken this fall with deliveries sometime in mid 2010, and in the meantime you can check out other Townhouses in Chicago that are ready for occupancy right now.
