Construction At The Legacy Close To Halfway Point

June 30, 2008 - Construction on The Legacy is close to the halfway point already and the 72 story high-rise is looking good for its 2009 autumn completion. According to the sales team, about two new floors a week are being poured, and future residents of the tower will have some excellent views of both Millennium Park and the skyline.

There will be 356 Chicago condos in The Legacy and right now only about 50 of those are still available for purchase. Potential buyers aren’t limited to the usual largest units left towards the end of marketing. There are still some one and two bedroom condos for sale there, with prices ranging from the low to mid $400,000s on up to the mid $600,000s. Of course if you are shopping for more space you can opt for one of the three bedroom units that start in the neighborhood of $2.6 million.

On the South Shore a new mixed-use Chicago real estate project is also in the works. The Tribune reports that developer Tim Cochran has purchased from the city a building site located on 71st and East End Avenue where he plans to construct four low-rises that will in total contain 27 condos. The units will be a selection of two and three bedroom layouts. There will also be about 2,200 square feet of retail space incorporated into the development.

As part of the land transaction with the city, three of the condos will be offered at affordable rates from $192,000 to $212,000 to qualifying families. This will be welcome news to anyone looking for Cheap Chicago Condos. The remainder of the units will run from $200,000 to $310,000 each.

Prices Come Down In Many Neighborhoods Around Chicago

June 29, 2008 – Buyers interested in the most affordable condominiums in Chicago are starting to see a lot of great deals around the city.  A look at the MLS shows that 658 new and resale condominiums were reduced in price in the city of Chicago just during the last week.

$100,000 may not have bought you much in neighborhoods north and west of downtown Chicago just a year ago, but there are now several condominiums that can be bought in that price range in the area.  The best deal of the week is a three-bedroom and one-bath unit located at 1629 N Mason Ave in Austin.  This condominium has been reduced to just $49,900 after originally being listed at $73,900.

Buyers can even find some great deals closer to downtown.  For example, a two-bedroom and one-bath unit located at 3131 N Western Ave in North Center is now priced at $59,900.  This unit has been reduced in price from $109,900 after just two months on the market.

There are even units priced under $100,000 on the Near West Side.  A three-bedroom and two-bath condominium at 2125 W Washington Blvd has been reduced from $114,900 to just $99,900.

However, if you’ve got a $100,000 to spend, don’t expect to find many condominiums in your price range around the Loop or Near North Side.  Neighborhoods such as Austin, which saw five units reduced to below $100,000 last week, and West Ridge, with two units reduced to that price range, may be your best bet to find Affordable Chicago Condominiums.

Ritz-Carlton Sales And Construction Inching Up

June 28, 2008 - Since the Ritz-Carlton secured financing back towards the beginning of this year and construction on the high-rise began, total sales figures have finally moved up a little. The number had been stuck at 40% for several months, but has since made it almost to 50%. This Chicago real estate development has been marketed as one of the pricier ones, but there are obviously still buyers who are more than willing to pay top dollar for luxury Chicago condos.

The 40 story Ritz has a selection of one to three bedroom units and according to the sales staff, there are about 47 of the 86 condos left for sale. The prices for these ultra-luxurious residences start at around the $1.4 million mark for a one bedroom and the two bedroom condos run from $1.9 million and up. If your tastes crave an even more spacious home, there are three bedroom units that start around $3 million or you can opt for the penthouse suites that occupy half a floor and cost up to $13 million.

The 664 North Michigan Avenue location is excellent, with both lake and downtown views. The Ritz fits right in with the legendary retailers like Tiffany and Gucci that have been gems of the Mag Mile for years. Services and amenities for residents include everything from the standard concierge, valet and chef to the more unusual pet and plant sitting service if you are away on vacation. Construction is on schedule for deliveries to begin by the third quarter of 2010, along with a few other Downtown Chicago Condos that will be available by then.
